Monitor your Vigo portfolio with property-level reporting: collections, costs, vacancy and investment. A guide for building, flat and hospitality asset owners.
For a portfolio owner in Vigo, a monthly report should support decisions, not simply record a payment. You need to know what was collected, which costs belong to each asset and which actions need your approval. The same approach works for a whole building, scattered flats or a single home; there is no minimum portfolio size to start organising the information.
Request a consolidated summary and a unit-level breakdown. A healthy total can offset and conceal a vacant home, repeated repairs or late collections. Identify each asset by reference, area and current operating model. For properties across Vigo, Nigrán, Baiona, Redondela, Gondomar, Mos or O Porriño, do not assume identical demand or costs.
An ordinary repair and refurbishment that changes an asset should not be combined without explanation. Ask for investment to be reported separately with its approved budget and actual spending. Operating result is not the same as net investment return: that also requires the asset value, financing, taxes and time horizon to be defined. Compare periods using consistent definitions, not percentages calculated differently.
For homes and buildings, review collections per unit, vacancy and maintenance. For a hotel or guest house, add available and sold room nights, revenue per room and distribution costs. Hotel occupancy cannot be compared directly with residential occupancy. Student accommodation also needs utilities, shared-living issues and changes of occupant monitored. Targets should start from your own data, not a universal figure.
Explore building management, flat and home portfolio management, hotel management and guest-house management. Each service needs its own operational assessment.
This is a practical reporting template, not a mandatory standard. As a professional reference, IFMA España's asset-management KPI guide discusses indicators from the owner's perspective. Management information supports decisions but does not replace accounting, tax, legal or investment advice or guarantee results.
Rent it Properties offers a free profitability audit with a written proposal and no management lock-in. Tell us the asset type, municipality, approximate unit count and the issue you want to address. Request an audit through the form by selecting the audit option, or ask on WhatsApp. We also assess individual homes. Estimates depend on the case's data and assumptions; we do not promise income or savings. Do not send tenants' personal data in an initial enquiry.
