Nigrán, Baiona, Cangas and Moaña are full of small buildings, large houses and old guest houses that only work in summer. With a single use, the asset loses money for eight months. The fix is a mixed calendar.

A calendar of uses that works on the coast

  • June to September: nightly short-term letting with dynamic pricing around events and long weekends.
  • October to May: mid-term stays for professionals, healthcare staff, construction crews and postgraduates.
  • Year round: one or two units on standard leases to secure a base income.

Refurbishment budget and timing

As a market benchmark, a light upgrade (paint, bathrooms, kitchen, furniture and styling) runs around €350-600/m², while a full refurbishment with new services usually lands between €800 and €1,300/m². Typical timelines are 6 to 16 weeks depending on scope and permits.

Licensing in Galicia

Any tourist use requires registration in Galicia's tourism registry (REAT) plus guest reporting. For whole buildings you also need to check planning use and, where relevant, compatibility with the owners' association.
