How much does a hostel or guest house earn in Spain, and how to boost it (2026)

· 8 min read

Real income of a hostel or guest house in Spain: ADR, occupancy and RevPAR by size, operating costs, common mistakes and how to raise your margin with professional management in 2026.

Hostels and guest houses are among the best risk-return hospitality assets in Spain today. High turnover, low fixed costs and a very fast response to good pricing. The problem: most are still run like fifteen years ago — flat rates all year, total dependence on Booking and a manned reception from 8am to 10pm.

What a hostel actually bills in Spain

It comes down to three variables: ADR, occupancy and room count. Typical ranges we see in mid-sized urban properties:

  • 6-room guest house, ADR €45, 62% occupancy: around €61,000 a year.
  • 10-room hostel, ADR €52, 65% occupancy: around €123,000 a year.
  • 18-room hostel, ADR €58, 70% occupancy: around €266,000 a year.
  • Owner net margin usually lands between 30% and 45% depending on staffing, building rent and channel commissions.

Occupancy isn't the metric — RevPAR is

Filling rooms at any price isn't profitable: every cheap night still consumes cleaning, laundry and utilities. RevPAR combines rate and occupancy and is the only figure that shows whether you're selling well. Full explanation in what RevPAR is and why it matters.

The five mistakes that cost the most money

  • Flat rates all year: you lose the upside of bank holidays, congresses and peak season.
  • Single-channel dependence: without Expedia, Airbnb, Hostelworld and direct sales, commission eats the margin.
  • Fully manned reception: the biggest avoidable fixed cost, solved with online check-in and smart locks.
  • Listings without professional photos or worked copy: lower conversion and worse Booking ranking.
  • Not replying to reviews: your score directly caps the rate you can charge.

Legal duties you can't skip

Every hostel or guest house must be registered in its regional tourism registry and file guest reports to SES.HOSPEDAJES under Royal Decree 933/2021, keeping the documentary record. Add the municipal activity licence, mandatory insurance and guest data protection.

Raising margin without building works

  • Daily pricing by demand, event and weekday, reviewed every morning.
  • Channel manager and presence across every relevant channel, with controlled parity.
  • Online check-in and smart locks to cut reception hours.
  • Direct sales through your own site: each direct booking saves 15–20% commission.
  • Centralised cleaning with measured turnaround so you never lose a same-day sale.

Self-manage or delegate

With time and hospitality experience you can apply all of the above yourself. If you'd rather collect every month without standing at reception, delegated management usually pays for itself: our fee is 15–20% of net revenue and the typical RevPAR lift more than covers it.
