Vacation rental regulation in Galicia: what you need to get started

Operating a vacation rental in Galicia is perfectly viable and profitable, but it requires three blocks of compliance. Here's the summary.

1. REAT registration

Every tourist apartment must be registered in the REAT (Registry of Tourist Businesses and Activities) of the Xunta de Galicia. The responsible declaration enables operation upon filing, but it's wise to have all documentation ready beforehand.

2. Property requirements

• Occupancy certificate or first-occupation licence
• Minimum furniture and equipment by category
• Complaint sheets available to the guest
• First-aid kit, fire extinguisher and visible identification plate

3. Tax obligations and reporting

Tax registration, income declaration in IRPF (or corporate tax if it's a company), VAT on some additional services and submission of traveller reports to the Police/Guardia Civil within 24 hours of check-in.
